General information

The content on this website is general information about property inspections and our services. It is not professional advice for any specific property. Please speak to us before you rely on it for a decision.

Inspections are visual and non-destructive

Our inspections are visual and non-destructive. We look at the areas we can safely reach and check fittings and services by normal operation where electricity and water are available.

We do not open up walls, floors or ceilings, expose concealed pipes or wiring, or remove finishes, fixtures, furniture or belongings. Anything that cannot be seen or reached this way is outside what an inspection can assess.

Based on conditions at the time of the visit

A report records the condition of the property as we observed it on the date and at the time of the visit. Conditions change: seepage may show only in the monsoon, cracks can develop over time, and fittings and services can fail later.

Weather, lighting, furniture, stored material and restricted access can all limit what can be observed on the day.

No guarantee against hidden or future defects

An independent inspection lowers the risk of missing defects, but no inspection can find everything. We do not guarantee that a property is free from hidden, latent or future defects, or that every defect has been identified.

An inspection report is not a warranty or an insurance policy for the property.

Not a structural certification

Our inspection is not a structural design check or a structural stability or safety certificate. It is also not a fire NOC, an occupancy or completion certificate, or any other statutory approval.

Where we see signs that need specialist assessment, such as significant structural cracks, we will recommend that you consult a qualified structural engineer or the relevant authority.

Building services and equipment

For electrical, plumbing, drainage, fire-fighting systems and DG sets, our observations cover visible condition, installation and basic operation where it is available. They do not replace testing, servicing or certification by the equipment manufacturer, licensed agencies or statutory inspectors.

Recommendations and repairs

Recommended actions in our reports are guidance for the builder, contractor or agency who carries out the repair. We are not responsible for the quality, cost or timing of work done by others.

A de-snagging or verification visit confirms, by the same visual method, whether listed defects appear to have been fixed at the time of that visit.

Examples on this website

Illustrations, example observations and the example report layout on this website explain how we work. They do not describe any real property, client or inspection.
