Terms & Conditions

The terms that apply when you use this website or book an inspection or consultancy service with Surachna.

About these terms

These Terms & Conditions apply to your use of www.surachna.in and to the inspection, quality and consultancy services provided by Surachna Home Inspection & Quality Assurance ("Surachna", "we", "us"). By using the website or booking a service, you agree to them.

If we agree different or additional terms with you in a written quotation, work order or agreement, those terms apply to that service where they differ from these.

Using this website

The content on this website is general information about our services. We try to keep it accurate and up to date, but it may change without notice and is not advice for any specific property.

Please do not misuse the website, for example by submitting false or automated enquiries or by trying to disrupt it. The text, illustrations, logo and design of this website belong to Surachna and may not be copied for commercial use without our written permission.

Booking an inspection

Submitting an enquiry form, calling or messaging us is a request for a service, not a confirmed booking. A booking is confirmed once we have agreed the scope, date, time and fees with you, by call, message or in writing.

Please give us accurate information about the property, such as its location, type, size and stage of construction, so we can plan the right inspection. We may need to reschedule a visit because of weather, safety concerns or access problems, and we will tell you as early as we can.

Scope of inspection

The scope of each inspection is the one we agree with you for the chosen service. Our inspections are visual and non-destructive: we do not break, drill, dismantle or remove finishes, fittings, fixtures or belongings.

Unless we agree otherwise in writing, the following are outside the scope of an inspection:

  • Areas that are locked, concealed, covered by furniture or stored material, or otherwise not safely accessible
  • Concealed elements such as pipes and wiring inside walls, floors and ceilings
  • Structural design checks, load tests and laboratory testing of materials
  • Legal title, approvals, statutory compliance and property valuation

Our report records what we observed within the agreed scope. Please read it together with our Disclaimer.

Access and site requirements

To inspect the property properly, we need you, or the builder or society, to arrange:

  • Access to every area within the agreed scope on the agreed date and time
  • A working electricity supply, so we can check switches, sockets, lights and fittings
  • A running water supply, so we can check taps, plumbing and drainage and look for leaks
  • Any permission needed from the builder, society or occupants
  • Safe conditions on site for our team

If any of these are not available, the related checks may be limited or left out and this will be noted in the report. A further visit to complete them may be charged.

Fees and payment

Fees depend on the service and on the type, size and location of the property. We share the fees and the payment terms, including any advance and the accepted payment methods, before we confirm your booking.

Applicable taxes are charged as per law. Unless we agree otherwise, the report is shared once the payment due for the service has been received.

Rescheduling and cancellation

If you need to reschedule or cancel an inspection, please tell us as early as possible. Any charges for late cancellation, or for a visit that cannot go ahead because access, electricity or water was not available, and how refunds are handled, are confirmed with your booking.

If we have to cancel a confirmed visit, we will offer you another date.

Inspection reports

Our report is prepared for you, the client, for the property and purpose agreed at booking. You may share it with your builder, contractor, society or family so that defects can be fixed.

No one else should rely on the report without our written consent. It is not a structural certificate, a valuation or a legal opinion. We keep the copyright in our report formats; you are free to use the report itself for your property.

Limitation of liability

We carry out every service with reasonable skill and care. To the extent the law allows, we are not responsible for:

  • Defects that were hidden, concealed, inaccessible or not reasonably visible at the time of the visit
  • Defects or damage that arise after the visit
  • Anything outside the agreed scope of the service
  • The quality, cost or timing of repair work carried out by the builder, contractor or anyone else
  • Indirect or consequential losses, such as loss of rent, profit or opportunity

To the extent the law allows, our total liability for any claim relating to a service is limited to the fees you paid for that service. Nothing in these terms limits any liability that cannot be limited under Indian law.

Privacy

We handle the personal data you share with us as described in our Privacy Policy.

Governing law and disputes

These terms are governed by the laws of India. If you have a concern, please contact us first and we will try to resolve it quickly and fairly. Any dispute that cannot be resolved this way is subject to the jurisdiction of the courts where our business is based.

Changes to these terms

We may update these terms from time to time. The version on this page, with the date it was last updated, applies to services booked from that date.
